Leasing, cheques and accounts finally speak the same language. Our month-end is faster, our numbers are cleaner, and when the board asks a question, the answer is already on screen.
Mr. AnwarChief Finance Officer, Beljafla Real Estate01The client
Beljafla Real Estate manages a portfolio of residential and commercial property in the UAE. Like many established property businesses, its operation had grown faster than its systems: leasing, collections and accounting each worked well on their own, but not together.
02The challenge
Contract terms were captured by the leasing team, re-entered for billing, and recorded again in the accounts. Post-dated cheques were tracked in registers outside the ledger. Each handover added a delay and a chance of error, and the finance team spent the end of every month reconciling rather than analysing.
- Lease, unit and tenant information spread across separate files and tools.
- Cheque deposits, returns and replacements followed manually.
- Month-end reconciliation that depended on a few experienced people.
- Portfolio questions from management that took days of spreadsheet work to answer.
03The solution
Mithaq Technologies implemented Mithaq ERP around Beljafla's lease-to-cash process. The property hierarchy, units and active contracts were set up as one structure, and each contract now drives its own billing schedule, receipts and postings to the ledger.
- Leasing & Property Operations: contracts, renewals and the full property structure in one place.
- Accounting & Financial Management: invoices, receipts and post-dated cheques flow straight into the books.
- Workflow & Approvals: discounts, terminations and refunds follow agreed approval routes.
- Reminders & Notifications: upcoming cheques, expiring contracts and renewals are flagged before they become problems.
- Reports, Dashboards & Forecasting: occupancy, collections and arrears visible on screen for management.
04The results
With one record driving the whole journey from signed lease to collected cash, Beljafla's leasing and finance teams now work from the same numbers. The month-end close is faster because the postings are already there, and the question of where a cheque or a payment stands has a single, immediate answer.
For management, the biggest change is visibility. Occupancy, collections and arrears are available on demand, so decisions are made on today's figures rather than last month's.
05What comes next
Beljafla is building on the platform with AI-assisted reporting and readiness for UAE e-invoicing, so structured invoices can flow from the ledger to its chosen service provider without manual steps.
